Most large villa listings in the South of France advertise a number: sleeps 10, sleeps 16, sleeps 20. 1. Get the real breakdown behind “sleeps X”

A villa that “sleeps 16” might mean 8 proper double bedrooms, or it might mean 6 bedrooms plus two sofa beds in a living room. Ask for:

• The exact number of bedrooms and bathrooms, not just total guest capacity
• Bed configuration in each room (king, twin, sofa bed) — especially if you’re traveling with children who’ll need their own room, or couples who won’t want to share a bathroom with three other people
• Whether staff quarters are included in the guest count or separate from it

 

A villa manager or owner who answers this precisely, room by room, is usually a good sign. Vague answers here tend to mean vague standards elsewhere.

 

 

2. Ask what the concierge or staff can actually do — not just whether they exist

“Concierge service available” appears on almost every large villa listing. It means very different things at different properties. Before booking, ask specifically:

• Is a villa manager or point of contact included in the rate, or arranged separately at extra cost?
• Can they arrange private chefs, in-villa massage, boat charters, or restaurant bookings — and do they charge a fee for arranging these, or only for the service itself?
• Who do you call if something breaks at 11pm on a Saturday?

 

The properties worth booking are the ones where these answers come without hesitation, because the service is real and used regularly — not something promised on the listing page and rarely delivered.

 

 

3. Check what “close to the coast” or “near the village” actually means

Distance claims in villa listings are some of the most stretched numbers in the industry. A property “10 minutes from the beach” might mean 10 minutes by car with parking at the other end, not a walk. Before booking:

• Ask for the exact distance in minutes by the mode of transport you’ll actually use (walking, driving, or a villa shuttle if one exists)
• Check drive times to the nearest airport during peak season traffic, not off-season
• If a coastal path or walking route is mentioned, confirm it’s accessible on foot from the property gate, not from “the general area”

 

 

4. Read the booking terms before you read the photos

The photos will sell you. The terms will tell you whether the stay actually works for your group.

• Deposit and cancellation policy — how much is refundable, and by what date
• Minimum stay — many large South of France villas require 5–7 nights minimum in July and August
• Arrival flexibility — fixed Saturday-to-Saturday changeovers are common; if your group needs a different arrival day, confirm this is possible before you fall in love with a property that can’t accommodate it
• What’s included vs. what’s billed separately — utilities, end-of-stay cleaning, and staff overtime are common extras that aren’t always in the headline rate

 

5. Book earlier than feels necessary for peak season

For the South of France specifically, July and August availability at large villas (8+ bedrooms) typically fills 6–12 months ahead, especially for properties with a strong repeat-guest base.
